Requirements

ALL TENANTS OVER 18 YEARS MUST APPLY & QUALIFY.

We do not use a first come, first served basis. Each applicant must meet the following criteria. We do not accept co-signers.

We do not accept comprehensive reusable screening reports, applications must be made to us through this website.

There are 4 basic categories we use to determine an acceptable tenant for a property: income, credit history, rental history, and background check.

The following circumstances create red flags and will likely result in disqualification:

  1. Collections/Liens/Charge-Offs: an excess of $150 in unpaid debts or multiple delinquencies
  2. Have had a bankruptcy that was discharged less than 2 years from today.
  3. Unlawful detainers (evictions): Any unlawful detainer or judgment owed to a former landlord is an automatic disqualification.
  4. Affordability: an excessive amount of monthly debt obligations.
  5. Negative Background Check: specifically major felonies involving a weapon, financial fraud or theft, or sex offender status.

We look for the following items:

  1. The applicant's household monthly income should be greater than 2.75 times the monthly rental amount. Verification required.
  2. Positive established credit accounts: payment history (current status on a significant majority of accounts),
  3. Job stability: continued employment with the same company or long history in the same industry.
  4. Verifiable positive rental history for the current and past residences going back at least 3 years and 2 or more rental locations (or home ownership with positive credit history for the mortgage account last 2 years).

Additional information:

We require the full 1st month's rent and security deposit in the form of a cashier's check or money order upon move-in.

Security deposits equal one month's rent. Qualified Tenants now have the option to move in with NO deposit paid up front, when qualified through Obligo; an average balance of at least half a month's rent in your bank account for the last 3 years is the qualifier.

 Pets typically require a $500 non-refundable pet fee per pet. Leases are typically 12 months unless specified in the advertisement.

Rentals can be held from the date of application approval to move-in day no longer than 1 week.
