There are 4 basic categories we use to determine an acceptable tenant for a property: income, credit history, rental history, and background check.
The following circumstances create red flags and will likely result in disqualification:

* We require full 1st month's rent, fees, and security deposit in the form of a cashier's check or money order upon move in. Any tenant who attempts to pay balance due through their portal may be subject to delayed possession or be required to go get certified funds before receiving keys if online funds have not cleared prior to key exchange. Security deposits equal one month's rent. Pets require a non-refundable pet fee of $450 per pet.
* We offer an opportunity to use the Obligo Deposit Alternative in lieu of paying a security deposit upfront (unless we have advertised that we are offering tenant placement only and won't be managing). Applicant must qualify. To qualify, you must apply after application approval and connect your bank account to show proof of sufficient average balance of at least half of what 1 month's rent is. Some fees apply, but with qualification and approval, no up front security deposit would be required.
* Rentals can be held off-market from date of application approval no longer than 1 week before we start your lease. This is regardless of the actual move-in date.
* We cannot process an application until all people over 18 in your group make an application.
* Application fees are non-refundable.
**PETSCREENING IS A REQUIRED PART OF THE APPLICATION PROCESS FOR ALL APPLICANTS:
A welcoming environment is paramount to all of our residents with or without pets as well as animals. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile. This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Security deposits equal one month's rent. Qualified Tenants now have the option to move in with NO deposit paid up front, when qualified through Obligo; an average balance of at least half a month's rent in your bank account for the last 3 years is the qualifier.

Pets typically require a $500 non-refundable pet fee per pet. Leases are typically 12 months unless specified in the advertisement.

Rentals can be held from the date of application approval to move-in day no longer than 1 week.
